Pricing

It is very important to price your property at a competitive market value right when you list it. An overpriced home: Minimizes offers, lowers the number of showings, lowers agent responses, limits financing, limits qualified buyers and nets less for the seller. Eighty percent of real estate marketing is done when we determine what price to list your home.


Cleanliness

Most people are turned off by even the smallest amount of dirtiness or odor when buying a home. If your house is squeaky clean, you will be able to sell your home faster and net thousands of dollars more. The kitchen and bathrooms should be especially bright and shiny. If you are planning on moving, why not get rid of that old junk now so that your house will appear larger? Make more space. Odors must be eliminated especially if you have animals or if you are a smoker. You may not notice the smell, but a potential buyer will. Clean windows can make a big difference; remember they are going to look through every one. Paint and Carpet

Paint is your best improvement investment for getting a greater return on your money. Paint makes the whole house smell clean and neat. If your house has chipped paint, exposed wood, or the paint looks faded, it is time to paint. If your carpet is worn, dirty, outdated, or an unusual color, you may need to seriously consider replacing it. Many houses do not sell because of this problem. Do not think that buyers have more money than you have to replace carpet. They don't. They simply buy elsewhere.


Yard

Remember the importance of first impressions. A buyer's first impression can make or break whether they even want to go inside for a look. Your front yard immediately reflects the inside condition of your house to the buyer.. With that in mind, be sure to stand outside of your home and take a realistic "fresh look" and then ask yourself what can be done to make the "curb appeal" improve. Make certain that the trees and shrubs are properly trimmed. Have the grass mowed, trimmed and edged. Walkways should be swept. Clean away debris from side yards and corners. Remove unnecessary parked cars. This all adds to curb appeal.

Agents and brokers will not show your home if the home is not readily available.


Presentation of Showing

When your home is being shown: turn on most lights, open all drapes and shutters, open doors to all the rooms, leave soft music playing in the background and if possible, fresh cut flowers in main rooms can make a difference. If you are still living in the home, take a short walk or drive with your spouse, children and pets. This puts the buyers at ease and allows the agents to do their job... selling your home.


Remember that all those unseen subtleties contribute to the 'feelings' one gets for a home. If we alter those subtleties in a positive way, these unseen details become visible like a thousand barely audible voices all singing in tune.
